What to Expect

Our Process

Browse our catalogue to find a plan that appeals to you and satisfies the requirements of your project;
Cascadia Barn Designs is happy to provide custom alterations services for any plan as needed for an
additional fee.

Call or email us to schedule a one hour video conference to meet the architect and firm up details of
the transaction.

What to Expect

You will receive a complete set of architectural and structural working drawings, fully dimensioned and labeled. Plan sets generally total eight to twelve 24″ x 36″ drawing sheets. Most Plan and Elevation drawings are at ¼” = 1′-0″ scale; Section drawings are ½” = 1′-0″, large enough to include most necessary details. When required, larger details will be at an appropriate scale, usually ¾”, 1″, or 1½” = 1′-0″.

Standard structural details such as foundation specifications and beam, floor joist, and roof rafter call-outs are included. Standard energy-saving requirements (such as insulation specifications) are also included.

Your plan set will include the following:

Floor Plan(s)

  • Completely dimensioned floor plan for each level with room use identified (bedroom, living room, garage, laundry, etc.)
  • Door and window locations, sizes, and operation type (single-hung, casement, horizontal slider, etc.)
  • Location of all plumbing fixtures (toilet, sinks, tubs, showers, hot tubs, dishwashers, water heaters, hose bibs, etc.)
  • Location of smoke detectors, CO detectors, and exhaust/ventilation fans
  • Location and type (gas or electric) of heating and/or cooling equipment
  • Locations of decks, patios, and balconies
  • Location of any fireplaces (gas or wood) or wood stoves

Roof Plan

  • Completely dimensioned roof plan with location of any skylights, dormers, and chimneys
  • Roofing material identified
  • Location of any required attic/rafter ventilation

Exterior Elevations

  • One elevation for each side of the building, accurately representing the building site and grading
  • Identification of siding and roofing materials
  • Dimensions from finished grade to key features, including wall top plate and peak of highest roof for overall building height
  • Roof pitch(es)
  • Location of all doors, windows, chimneys, decks, balconies, patios, and exterior stairs

Building Cross Sections

  • One longitudinal cross section and one transverse cross section, selected to show unique circumstances
  • Insulation locations, type, and R-values
  • Unvented or vented crawlspace and associated requirements
  • Unvented or vented attic/rafter space and associated requirements

Foundation Plan

  • Location and size of footings, stem-walls, and isolated pad footings
  • Hold-down locations and types
  • Anchor bolt size and spacing
  • For wood-framed floors: member size, spacing, and bearing locations
  • Attachments, nailing, hangers, and other connection details
  • Size and location of required crawlspace access
  • Size and location of any required crawlspace vents
  • Floor sheathing materials identified
  • Vented or unvented crawlspace and associated requirements
  • For slab-on-grade floors (SOG): slab thickness and any required reinforcement

Floor Framing Plan

  • One framing plan for each level
  • Member size, spacing, and bearing locations
  • Attachments, nailing, hangers, and other connection details
  • Lateral bracing (prescriptive per ORSC or engineered): locations, type, and length

Roof Framing Plan(s)

  • Member size, spacing, and bearing locations
  • Attachments, nailing, hangers, and other connection details
  • Size and location of required attic access

Construction Details

  • Foundation details showing size and placement of reinforcement steel
  • Location of required insulation, attachments of wall and floor framing, etc.
  • Framing connection details
  • Lateral bracing details
  • Stair details: rise/run, guardrails, handrails
  • Deck and balcony details: connections, guardrails, etc.

What’s Not Included

State and local permitting requirements vary and may require site-specific Structural and Mechanical Engineering. These services are not included but can be provided by Cascadia Barn Designs as an additional service. See Additional Services.

Because each building site is unique, a Site Plan is not included in your Plan Set. Cascadia Barn Designs is happy to provide Site Development plans as an additional service. See Additional Services.

These Plans have been licensed to the Customer for use in the construction of one building only and are subject to these conditions of license accepted by the Customer. Use of any part of the Plans by any party other than the Customer, except on loan by the Customer to third parties necessary to assist the Customer in using the Plans (such as contractors and subcontractors), is strictly prohibited. The Plans may not be reused, copied, or ALTERED, in whole or in part, without written permission from, and appropriate compensation and indemnification to, Cascadia Barn Designs, which retains copyright to and ownership of the Plans.

Cascadia Barn Designs prepares its Plans carefully for use by its Customers. However, adaptation of the Plans to meet specific state and local building codes and regulations, and specific site conditions, is the responsibility of the Customer. Cascadia Barn Designs will not be responsible for any damage relating to the accuracy and overall integrity of the Plans in excess of the license fee paid for their use. The Customer must carefully inspect all dimensions and details for errors and omissions.
